NSW Pre Purchase Inspections Pty Ltd has been providing building & pest reports and strata searches to the legal profession, conveyancers, real estate agents, banks and most importantly, the general public, for the past 22 years.

Inspections

Our inspectors examine every part of the property exposed to view. They climb into the roof, crawl under the floor, flush the toilets, turn on the taps, check the plumbing, assess the wiring, inspect the gutters, test for damp, look for termites and report on cracks, sags, irregularities and poor workmanship. And we'll also tell you how much the repairs will cost.

NSW Pre-Purchase Inspections has been featured in the Sydney Morning Herald. We have also appeared on video clips on domain.com.au as property experts and our opinion is often sought by Councils, insurance companies, banks, other financial institutions and the media.

Licensing

NSW Pre-Purchase Inspections have been licensed by the Office of Fair Trading to undertake pre-purchase inspections and have been issued with Building Consultants Licence BC211.  Inspections are performed strictly in accordance with the Australian Standards 4349.0-2007 & 4349.1-2007 Inspection of Buildings, and AS4349.3-1998 Timber Pest Inspections. And we also have full indemnity insurance for your protection.

Reports

Our building and pest reports are approximately 40 pages long, extremely detailed, do not contain ticks or crosses and are easy to read because they are written in clear non-technical language. Photos are taken of defects so that you can see exactly what is wrong and estimates are provided for the cost of repairs.

Our reports have 3 main functions:

1. If the property is in good condition the buyer can purchase with confidence.
2. If the property is in poor condition the buyer may abandon the purchase.
3. If repairs are required, estimates will be given and the buyer can often negotiate a better price.
